The Town of Davie is one of the most unique towns in the state of Florida and prides itself on offering an authentic experience for residents and visitors with its Western-themed architecture and Rodeo arena. For years, the Towns’ downtown did not reach its full potential for a variety of reasons, including not fully capitalizing on the Western theme. Although there were a few residential, retail, and gathering places that generated some activity in the area, the downtown was not a destination and was mostly overshadowed by the local university neighbor and successful commercial corridor across town.
The vision for the Downtown Center was a Western-themed downtown that included mixed-use components to provide daytime and nighttime uses including restaurants, retail shops, and public spaces with programmed activity. Over the last few years the Town had seen increased interest from the private sector, with both residential and mixed-use projects starting construction in the downtown area; so, the time seemed right for the Town of Davie and Davie CRA to find a development partner via a public-private partnership (P3) to build a unique Western-Themed Downtown Center to improve the quality of life for residents, businesses and visitors. An analysis of the local conditions and future vision for the Town Center was determined through discussions with Town leadership, stakeholder interviews, public workshops, proforma modeling, and the review of previous plans. RMA’s understanding of the unique appeal of the Town of Davie, the market and investment conditions, and of public-private partnerships enabled us to assist the Town and CRA in successfully selecting a qualified development partner that will be able to deliver a quality downtown to the Davie community.
The CRA issued a request for proposals, and in November 2017 the CRA Board selected Azur Equities as the developer for the new Downtown Center. Azur is very familiar with Davie, and already has four projects in the works along Davie Road close to the Downtown Center site. Azur plans to build a dining, shopping and entertainment complex at the corner of Davie Road and Orange Drive, along with a parking garage and a 140-room hotel, the developer is also proposing a Museum. This project will connect the Downtown Center and its mixed-use offerings with public open space, event space, and the Town-owned Bergeron Rodeo Arena.
Negotiations are now underway to finalize a development agreement and RMA is proud to be part of the Town of Davie/CRA’s team charged with implementing this long-desired plan. It all started with vision, which was backed by leadership and then supported by an experienced team. The first 3 key ingredients to “Reinvent Your City.”
