RMA’s Planning Transforms Dania Beach into a Development Hotspot

With over $150 million invested in Dania Beach in the past two years, this small town once known as the Tomato Capital, has come alive as an urban development hotspot. RMA has been providing advisory consulting services for the City’s CRA since 2009, and now manages the CRA with Rachel Bach, RMA Senior Redevelopment Associate serving as the Executive Director. The RMA team is currently helping to devise a long-term strategy to reinvent the City’s Downtown while capitalizing on the charm that is uniquely Dania Beach. The transformation taking place honors the City’s historical and cultural aspects, while simultaneously establishing the City as the next “best location” to live and do business in South Florida. Currently, Dania Beach has multiple developments underway that are revitalizing the City as both a world-class business center and progressive 24-hour neighborhood.

There is tremendous buzz about the $1 billion dollar Dania Pointe project, which broke ground last year and is already being touted as Broward County’s preeminent lifestyle destination. This 102-acre premier mixed-use development will have almost 1 million square feet of retail in addition to 500,000-1,000,000 square feet of prime, Class A office space, 300 hotel rooms in the two hotel towers, approximately 1,000 planned luxury apartment units, and public event space. The project is anticipated to bring in upwards of $20 million a year in tax revenue to the City.

Another project garnering tremendous interest is the 8-story Trion, which will have a total of 286 residential units and 16,000 square feet of retail. The Place at Dania Beach, located at 180 East Dania Beach Boulevard, is expected to be completed in March 2017 and integrates two levels of retail development, 144 apartments and town home style residences. This project will create a new urban experience within the city of Dania Beach, taking advantage of the existing infrastructure, unique art galleries and vintage shopping and South Florida favorite restaurants, making for a vibrant, pedestrian oriented community.

Part of the vibrancy contributing to the buzz that is uniquely Dania Beach is reinvention of its entertainment venues. The Casino at Dania Beach underwent a $46 Million renovation and re-opened in January 2016. The venue still features world class Jai-Alai, and also expanded its Vegas-style slots, poker room and simulcasts horse racing and other sports. Turning up the fun, the Casino added the 850 seat Stage 954 which features live entertainment and brings in world-class performers. This reimagined venue, along with signature City events including The Dania Beach Arts and Seafood Celebration and the Vintage Motorcycle Show, attracts thousands of visitors to the City.

Dania Beach is also home to many small and large businesses. Due to its proximity to the Hollywood-Fort Lauderdale International Airport and Port Everglades, it has become a highly desirable location for global companies, transportation and logistics, and headquarters to companies such as First Service Corporation and Chewy.com. This inflow of new businesses, venues, residents and visitors has created a dynamic new Dania Beach. RMA’s targeted strategies, coupled with RMA’s implementation tactics, have assisted in successfully reinventing another city, providing increased quality of life for residents and an exemplary cycle of economic prosperity for the City.
